Our Principal Surveyor, Daniel Gavin BSc (Hons) ACIOB Dip CII (Claims) has vast experience in subsidence having worked for several multinational companies specialising in the handling of subsidence claims direct for Insurance companies.

Subsidence can be defined as the downward movement of the site on which a building stands. This results in cracking to the supported structure and is typified by stepped diagonal cracking, often around door and window openings. However, depending on the structure and extent of movement other patterns of damage can manifest.

Within the South of England the majority of subsidence related damage is a result of desiccation of the clay soil following periods of drought or the result of / exacerbated by the water demand of nearby vegetation.

Our Surveyor Daniel Gavin BSc (Hons) ACIOB Dip CII (Claims) will undertake a survey of the property and discuss his initial findings. The subsidence report will follow, which includes the following:

  • Overview of the property and site
  • Site Plan
  • Circumstance of the damage
  • Detailed description of the damage and its severity
  • Cause of the subsidence damage
  • Further recommendations for investigations, mitigation and repair
  • Details any other circumstances that are relevant to the property.

The majority of domestic insurance policies cover subsidence related damage and our reports are tailored for submission to your Insurers.

In addition to the above, and at the Client’s request, we can also provide the following.

  • Arrange and report of factual site investigations
  • Arrange and report on Arboricultural investigations
  • Specify the works required, including a compilation of a schedule of repairs
  • Arrange for the undertaking of the specified repairs
  • Project management of private or Insurance Company appointed contractors

The typical cost of a Subsidence report is £350.00, based on a two storey, three bedroomed property built after circa 1900.
